Historic Oradell Mansion Purchased For $100 At Auction

CareOne purchased the "jewel of Oradell" during an auction on Friday afternoon

The landmark Blauvelt Mansion, an imposing, 25-room estate known as the "jewel of Oradell," has been sold for $100. CareOne, which operates assisted living facilities in New Jersey, bought the 117 year old shingle-style house on Friday afternoon at a Sheriff's sale in Hackensac, NJ.com reported. CareOne will assume the $3.9 million mortgage on one of the 10 Most Endangered Historic Sites in New Jersey. The mansion sits on part of a former 261-acre estate owned in the 17th Century by Andries Tebow, a direct ancestor of NFL quarterback Tim Tebow, according to a New York times report. Blauvelt Sale Scheduled for March in Fourth Postponement

The two mortgage sales, totaling $4.4 million overall, have now been scheduled to be sold on March 22

The new year was initially expected to bring a resolution to the fate of the Blauvelt Mansion's mortgage sale, but fate it seems is as fickle as ever. The two mortgages were scheduled to be sold on Jan. 4 but have now been pushed back two monthsin the fourth postponement. According to the Bergen County Sheriff's Office Foreclosure Sale Listings, the $3.7 million and $735,000 mortgages have been delayed until March 22 by lien holders First Choice Bank and Valley National Bank. The historic mansion, built in 1896 for Kimball Chase Atwood and later sold to Hiram Blauvelt, was initially scheduled for a mortgage sale in early November 2012 for a $1.9 million mortgage before the inclusion of a smaller $700,000 mortgage was added. For the third time in two months, the Blauvelt Mansion's mortgage sale has yet again been postponed. The $3.7 million foreclosure sale was initially scheduled for this afternoon, but according to the Bergen County Sheriff's Office Foreclosure Sale Listings, the auction has now been rescheduled for January 4. The historic mansion's $1.9 million mortgage was initially scheduled for Nov. 9 but was then delayed one week to include a smaller $700,000 mortgage. But both sales were again pushed back to December by Sheriff Michael Saudino following the aftermath of Hurricane Sandy. Historic Mansion Hits Sale Block Friday

A combined $3.9 million mortgage sale for the Blauvelt Mansion is scheduled for Friday, 2pm in Hackensack

Initially suspended two weeks following Hurricane Sandy's aftermath, the Blauvelt Mansion's mortgage sale will now take place on Friday, 2pm in Hackensack as the two sales have been combined into one. The sale, which is now for approximately $3.9 million, follows a recent assessment of the 4-acre property and combines the previous $1.9 million and $700,000 sales which were scheduled for mid-November. While bidding is open to any interested party, CareOne had purchased the property in January 2011 and is considered the most likely candidate to buy out the remaining mortgage amount. On Dec. 7, CareOne would have to provide 20% of the $3,964,337.58 purchase price in the form of certified check or cash at the time of sale to be able to take …

The "jewel of Oradell" has received yet another break as Bergen County Sheriff Michael Saudino announced on Thursday that he was suspending all foreclosure sales for a two-week period. The Blauvelt Mansion's two mortgages sales were scheduled for Nov. 16, but will most likely not happen until the end of the month now. “Superstorm Sandy has been a nightmare for the people of New Jersey and for the residents of Bergen County,” Bergen County Sheriff Michael Saudino said in a press release. “We are still living in the wake of this terrible storm and my sincere thoughts and prayers go out to all people affected by Sandy.” The Mansion's two mortages total approximately $1.9 million and $700,000, and if acquired by CareOne could lead to …

Second Mortgage Sale Set for Blauvelt Mansion

While the larger $1.9 million mortgage sale is set for Nov. 9, a second smaller mortgage will be sold the following week

With a $1.9 million mortgage sale set for November on one of liens on the Blauvelt Mansion, a second sale has been scheduled a week later, this time for $699,956.06. The two sales are scheduled for Nov. 16 at 2pm at the Sheriff's Office. Notice of the second sale was advertised by the Bergen County Sheriff's Office on behalf of the Superior Court of New Jersey Chancery Division in Wednesday's public notice section of The Record. It also comes one week following publication of the first sale's notice. Both sales require a 20% down payment at the time of purchasing the mortgage and includes the mansion and smaller house, all of which sits on a 4-acre lot. As of September 17, 2012, there are no taxes due for the property. While CareOne purchased the Blauvelt Mansion property in January 2011, the issue of the outstanding $1.91 mortgage payment has loomed since then. But come Nov. 9 at 2pm in the Berge County Sheriff's Office that issue may be resolved as Sheriff Michael Saudino published a public noticeon Oct. 17 advertising the public sale of the mortgage. The mansion, which sits on a 4-acre lot, has been the subject of several lawsuits over the years as former owner Jeffrey Wells and CareOne had twice been rejected by the Zoning Board of Adjustment to construct an assisted living facility on the front lawn.
