River Edge Reassessments Paying Off, Assessor Says

Borough tax assessor Jim Anzevino reported that on average the town assessment is on the mark when it comes to housing sales with 10% of 2012 sales going for above the newly listed assessment

While the 2012 River Edge reassessment had upset taxpayers, developers and realtors last spring, the borough is now seeing a 90-percent sale ratio with homes going at the assessed price or higher according to tax assessor Jim Anzevino. Anzevino appeared before the Mayor and Council on Tuesday night to review the 2012 reassessments impact on last year's 90 house sales. The 90 sales did not include any foreclosure or bankruptcy sales or homes that were sold to a private family member. "On the total aggregate our ratio of sales is 90-percent with a standard deviation of 9.5-percent," Anzevino said. "On average about 10-percent of the sales were higher than the assessed value. Proposed Madison Gardens Set to be Rentals

An application to construct a 14-Unit multiple dwelling on Madison Avenue in New Milford is set to be rental based

The New Milford Zoning Board began the hearing on the application for property located at 391 Madison Avenue, Tuesday. The plans call for the construction of a three-story, 14-unit multiple dwelling with parking under the building. Because the land is currently zoned for residential use, the applicant is requesting variances from the Zoning Board of Adjustment. The applicant, Alex and Sons Real Estate Investments, is seeking a use-variance to construct Madison Gardens--14 one and two bedroom multiple dwellings on property zoned for one-family single unit dwelling. New Reassessment Shows Declining Housing Values in Oradell

Most homeowners will see a decline in their housing values, but not all will see the same tax break

Struggling with tax appeals and a declining housing market, Oradell's recently completed reassessment has shown that the majority of housing values in town have all fallen. Appraisal Systems of Glen Rock was hired in late June to perform a reassessment over the 2012 summer for $75,000. Oradell had a full revaluation performed in 2008 by Appraisal Systems and due to the contract at that time, the borough was entitled to a reduced price for the assessment. "Oradell's reassessment has the town's housing values going down," Mayor Joseph Murray said. "Thirty percent of homes should see their tax bills go down greater than $250.
