Further states that by the governing bodies lack of action, the application meets all criteria for approval
After years of the borough providing documentation showing that the United Water property would be best utilized for affordable housing units, the project planner for the proposed development of the 13-acre United Water property has stated that by New Milford's inaction, the mixed-use project is inherently beneficial to the town. Peter Steck concluded his testimony during Tuesday evening's Zoning Board of Adjustment meeting where he placed the onus of the Mayor and Council's decision to not rezone the property the impetus for the need of a D variance. "The governing body could have zoned this site to hold all of the [affordable housing] units, but they did not do that," Steck testified. "We deserve merit approval of this application …

River Edge Pack 229's senior webelos recently visited the Oradell Habitat for Humanity project site
With the first building completely framed and the second partially complete, the Oradell Habitat for Humanity project recently welcomed a group of senior webelos from River Edge Pack 229 to the Lake Avenue construction site. "These boys were anxious to meet our Habitat Bergen engineer from Omland Engineering Associates, Inc. at our Oradell housing project site to ask questions to attain their special achievement award for their engineer badges," Christina Dello Buono, Habitat's Director of Special Events & Marketing said. Habitat's project will include two, 1,800 sq. ft. single-family dwellings separated by a dividing wall. Neither home will be built with a basement but each of the four families will have three bedrooms, two bathrooms and …

The Alpine/Closter Coldwell Banker office cleaned out its closet with an annual garage sale to support Habitat Bergen’s Oradell Build
The Alpine/Closter Coldwell Banker Residential Brokerage office hosted its annual garage sale in late September and subsequently raised $1,900 to benefit the Habitat for Humanity of Bergen County building project in Oradell. The real estate team recently presented a check to Habitat Bergen, accepted by Executive Director Jacey Raimondo, who expressed Habitat Bergen’s deepest thanks and appreciation. This is the third consecutive year that Terri Buffa, Branch Vice President of Coldwell Banker Residential Brokerage in Alpine/Closter and her entire team hosted the garage sale to benefit Habitat Bergen. “We are pleased and inspired to see the growing support for Habitat Bergen, as we continue to increase the money raised each year,” said Buffa…

Habitat for Humanity's Oradell project may not see final completion until May or June 2013
Volunteer-based construction work for the Habitat for Humanity Oradell project of four 3-bedroom duplexes along Westervelt Place and Lake Avenue had gotten off to a slow start over the summer as work was continually delayed due to a rainy season. But with the framing having started for one duplex, work can hopefully pick up for the finalized May to June 2013 ribbon cutting ceremony. The project will include two, 1,800 sq. ft. single-family dwellings separated by a dividing wall. Neither home will be built with a basement but each of the four families will have three bedrooms, two bathrooms and use of a two-car garage. The homes, designed so they will fit in with the surrounding neighborhood, will also be LEED certified. All appliances will…

Housing advocate and municipalities try to prevent the state from taking their funds.
The battle between the Christie administration and the Fair Share Housing Center continues. This time, the two sides are going to court Friday over as much as $200 million in local affordable housing trust funds. So far, the Appellate Division of Superior Court has been kind to the Cherry Hill-based housing advocates, but this case could be a different story. To help balance the budget, Gov. Chris Christie recommended the state use the trust fund money. The administration appears to be within its legal right to do so, as the law creating the funds—and the developer fees that municipalities levy to subsidize them—specified municipalities had to “commit to spend” the money within four years. The clock strikes midnight on July 17. But as …

With the New Jersey's Supreme Court's decision to deny Christie's stay on the appellate court's decision that he did not have authority to abolish COAH, Oradell awaits what could be its third round requirements
Earlier in the week, the New Jersey Supreme Court denied a Christie Administration request to suspend the appellate court's ruling that the governor did not have the authority to dismantle COAH (Council on Affordable Housing) because it is an agency that was created by the legislative branch. On Tuesday night Oradell's Borough Planner Joe Burgis updated the governing body on their Affordable Housing requirements and a timeframe for when more information could be available. "The rumor that COAH is dead is just that," Burgis said. "The Supreme Court ruled that Christie did not have the authority or right to dissolve it. Having said that, COAH has not prepared new housing need numbers for the third round rules." The borough sold part of its …

The volunteer organization will need to find a new option to store its equipment on site
Despite an impassioned plea by Habitat for Humanity for the Oradell Council to reconsider its previous decision on denying the organizations request for a construction trailer on site, the governing body's January decision was once again upheld. The 4-0 decision included Council President James Koth and Councilwoman Donna Alonso abstaining from the vote. Koth lives within 200 feet of the project area while Alonso wanted input from the neighboring residents. "The borough of Oradell has embraced this program," Councilman Garrie Murphy said. "We've given property, multiple variances, 50 percent off of building fees and now we're being asked to allow a sizeable trailer to be located abutting on the backyard of private residents for a period of…

In a short work session, Oradell Council will move forward with two items
In the start of a new year, the all-Republican Oradell council looked to move forward with how to better handle parking along the business district on Kinderkamack Road as well as the future construction of a Habitat for Humanity project. Currently patrons of local businesses can either park in the municipal lot off of Park Avenue, the Jay's Pharmacy lot off of Lake Avenue, or along Kinderkamack Road for up to one hour. "Down by the Art of Cake we are running into a situation where the parking spaces are being utilized as one-hour spaces but several of the businesses along there have a faster turnover," Borough Clerk/Administrator Laura Graham said. According to Graham, the borough is waiting on a final report from Borough Planner Joseph …

Habitat Bergen Wins Annual TD Charitable Foundation Housing for Everyone Affordable
Housing Grant Competition
Habitat for Humanity of Bergen County was recently awarded a $100,000 affordable housing grant through the TD Charitable Foundation’s Housing for Everyone grant competition. The grant will be used for Habitat Bergen’s Oradell project. This upcoming Habitat Bergen project, due to begin next month, will be a silver LEED-certified effort. Creating four single-family attached units on the corner of Westervelt and Lake Streets in Oradell, the project is focused on sustainable building (less wasted material, more insulation, etc) that would reduce the energy costs for the future homeowners. The four units will each contain three bedrooms, two bathrooms, a one-car garage and a driveway. Habitat for Humanity was given one of the lots by the …

Group says construction will commence in December
Habitat for Humanity of Bergen County unveiled the architectural renderings of two, two-family homes planned for development on two lots at the corner of Westervelt Place and Lake Avenue at a community outreach meeting on Monday night. About 20 residents attended the event. Approved by the zoning board in June, Jacey Raimondo, executive director, said construction is expected to begin in December. “We’re probably about a week and a half way from the building inspector in Oradell giving us a permit,” Raimondo said. Each house will include two, 1,800 sq. ft. single-family dwellings separated by a dividing wall. Neither home will be built with a basement but each of the four families will have three bedrooms, two bathrooms and use of a two-…
